Information provided by a Level 3 Building Survey.
When carrying out a Level 3 Building Survey your surveyor will check accessible areas of the property, including the loft/attic, cellars, windows, doors, walls and with the use of special equipment also check for damp and mold. In addition, a drone will be used (subject to flight restrictions) to give greater clarity to external structures such as chimney stacks and roof areas.
The survey aims to provide:
· Detailed information about the structure and fabric of the property
· Highlight problems that need urgent attention
· Discover problems that require further investigation to prevent serious damage
· Help you decide whether you require further advice before committing to a purchase
· Give you an understanding of any ongoing maintenance required in the future
· Expose potential problems posed by hidden defects
· Outline any repair options
· Provide a longer and more detailed visual inspection with photographic evidence of a wider range of issues
Why should I have a Building Survey?
A Building Survey gives you greater clarity to exactly what you are buying. Most older homes will have some issues, but as the buyer, you will need to know what these are ie window or gutter repairs, or more serious structural defects. A Building Survey is optional but is highly recommended, potentially saving thousands of pounds in unforeseen repair costs of your new home.
Once you’ve bought the home, it is yours, with all the defects and issues. It is very unlikely the previous owners will ever be liable, so you will save time, money, and heartache by having the information up front.
If you’re purchasing a newer home and just want to know an expert has looked over your property a Level 2 Homebuyer may be the best option for you.
